Assistant Project Manager for Housing Development Job Opening in Pittsfield, MA

Direct Hire Opportunity

Schedule: Mon-Fri Day Shift w/ the possibility of remote work

Salary: $50K-60K

Position Summary:

As an APM, you will provide support and assistance in the Real Estate Development Department with the development of affordable housing and long-term asset management of the property portfolio. The APM will provide financial and administrative support to all aspects of real estate development throughout the life cycle of projects from identification and funding through completion and on-going management.


Responsibilities:

Predevelopment Period

  • Prepare request for proposals for various professional services, including architecture, environmental studies, appraisals, market studies; oversee and document procurement and selection process.
  • Assist in analyzing properties for development including researching zoning requirements, researching previous funding, environmental or title issues.
  • Coordinate/schedule all professionals throughout the feasibility study; schedule site visits as necessary.
  • Aid with the drafting of funding applications and collection of information for the applications.
  • Collect historical building cost information and other research in support of proforma development.
  • Provide staff support to consultants in the permitting process.
  • Assist with the procurement, bidding, and documentation of construction services
  • Assist with project financial closing as needed.
  • Coordinate with Property Management in design process to secure input into project plans and specifications.
  • Working with Property Management, coordinate all aspects of tenant relocation as needed.
  • With Director of Real Estate Development (DRE), develop and manage the furniture, fixtures, and equipment budget (FFE), procuring equipment and documenting procurement process.
  • With DRE, oversee procurement, bidding, and documentation of construction services


Construction Management Assistance

  • Provide assistance and record-keeping for all compliance activities related to development projects including but not limited to Davis Bacon, procurement, tenant relocation, URA, and Environmental Review processes, as needed.
  • Work to transition the completed project to Property Management; coordinate building training for maintenance/property management.
  • Maintain records and reports.


Portfolio Management Assistance

  • Coordinate and manage the scheduling of regular meetings of the Asset Management team.
  • Record minutes and track projects as needed
  • With the Asset Management Team develop and maintain the portfolio asset management plan. 
  • Provide on-going reporting to the Asset Management Team on portfolio trends and property capital needs.


Qualifications:

  • Bachelor’s degree and 3 years nonprofit administrative and/or financial experience
  • Proficient with MS Office
  • Excellent organizational skills
  • Strong financial capabilities including spreadsheet development, analysis of financial proformas and trend reports
  • High level of self-motivation and direction, creative problem-solving skills, and sound judgment required.
  • Experience working with highly sensitive, confidential information preferred. 
  • Valid driver’s license and reliable transportation required.
